Best South Coast holiday parks for lodge ownership (Dorset, New Forest & Hampshire)

Thirteen ownership parks on England's South Coast compared on real from-prices, season lengths, licences and site fees, covering Shorefield, Hoburne, Haven, Parkdean and Away Resorts.

The Dorset and Hampshire coast covers Poole Harbour, the Jurassic Coast and the New Forest, and it carries some of the highest site fees in the country. So "best" depends on what you are optimising for: lowest entry price, longest season, longest licence, or the fee bill you can live with. Here is how the ownership parks compare, on each operator's own published figures from July 2026. Third-party figures are flagged.

Shorefield Holidays

Shorefield runs six ownership parks across Hampshire and Dorset. Group prices span roughly £40,000 to £600,000. Site fees start at £5,422 a year (their published baseline, set at Forest Edge), and that covers maintenance, security, pool and entertainment access, grass cutting, refuse, local rates and water. Licences run 20 years on new holiday homes, typically 30 on luxury lodges, and 40 years at Jubilee Gardens. That 40-year term is the longest we found on the South Coast. The maximum consecutive stay is 56 days, so nobody is living there full-time.

  • Shorefield Country Park, Milford on Sea. The group's flagship, a short walk from the village and the beach and three miles from the New Forest. Indoor and outdoor pools, spa facilities, a gym and a fishing lake. Ownership from £52,995 to £209,000+, 11-month season, pets allowed.
  • Jubilee Gardens. A gated 30-plot development inside Shorefield Country Park, with double parking, EV charging and 40-year licences. Prices run £299,995 to £599,995, the top of the South Coast market.
  • Oakdene Forest Park, St Leonards. 55 acres with direct access to Hurn Forest, about 20 minutes from Bournemouth. Pre-owned from £36,995, new lodges from £159,995. It is the group's cheapest listed entry price for a park with full facilities.
  • Forest Edge, St Leonards. A nine-acre park whose owners use Oakdene's facilities next door. New from £42,995. This is the park that sets Shorefield's £5,422 fee baseline.
  • Swanage Coastal Park. On the Isle of Purbeck, a walk from Swanage town, with the Jurassic Coast on the doorstep. From £49,995, lodges from £159,995. Fewer facilities than the flagship, and a 10.5-month season.
  • Wilksworth, Wimborne. Inland market-town option with an outdoor pool, tennis and a dog paddock. Pre-owned from £44,995, 10.5-month licence.

Hoburne

Hoburne has been family-owned since 1912. Every park runs an 11-month season (7 February to 6 January) with winter weekend access on top, and the group sells on 15 or 20-year licences for new caravans, 25 years for new lodges, and a 60-day money-back guarantee.

  • Hoburne Naish, New Milton. 100 clifftop acres with a direct path down to Highcliffe beach, and Solent views. Ownership at the Glen Drive development starts at £64,995, and the wider Hoburne range starts at £39,500.
  • Hoburne Bashley, New Milton. Inside the New Forest, with a 9-hole golf course. There is an offer running here: pitch fees reduced to £3,995 a year on selected pitches, fixed for the full 15-year licence. Fees elsewhere on this coast routinely run past £8,000, so that one is worth asking about.

Haven

Haven's two Dorset ownership parks sell pre-loved statics from £14,995, the lowest entry price on this list. The annual bill runs the other way. Network site fees are £4,770 to £10,000+, and third-party figures put the Dorset coastal parks near the top of that band: Rockley from about £8,150, and Weymouth Bay at about £8,776 on 2023 data. Confirm current figures with the park.

  • Rockley Park, Poole. Direct beach access on Poole Harbour, 20 minutes from Sandbanks. Big-park facilities and Haven's Let2offset letting scheme.
  • Weymouth Bay. A 15-minute walk to Bowleaze Cove. The season is shorter than Rockley's: roughly March to November on 2023 data, against Rockley's March to January.

Parkdean, Away Resorts and the others

  • Sandford Park near Poole and lodge-led Warmwell near Weymouth sell through Parkdean, whose network terms read well on paper: used from £13,995, lodges from £99,995, a minimum 15-year tenure on new purchases, a 30-day money-back guarantee (less a £500 admin fee), and a published pledge that pitch fees "will only ever increase by inflation" barring tax or regulatory change. Park-specific prices are not published online, so get them in writing.
  • Sandy Balls, Fordingbridge. Away Resorts' New Forest park, on the Avon. Holiday homes from £79,995, with a spa, pools and restaurants.
  • Mill Rythe, Hayling Island. Away Resorts' island park, from £49,995, with a sports court and a beach nearby.

One to strike off the list. South Lytchett Manor near Poole comes up in ownership searches, but it is a touring, camping and glamping site only and does not sell holiday homes.

What the decision actually turns on

  1. Season length. Nobody on this coast offers a true 12-month holiday licence. Shorefield and Hoburne publish 10.5 to 11 months. Haven's Dorset parks run roughly March to November or January. If winter use matters, Hoburne's February start plus winter weekends is the best of them.
  2. Maximum-stay rules. Shorefield caps stays at 56 consecutive days. Rockley Park's cap is reported at 60. Parks enforce these limits.
  3. Licence length. Shorefield (20, 30 or 40 years) and Hoburne (25 on lodges) run longest. Haven's standard licence is much shorter. On a £100k+ lodge, the licence years are what you are buying.
  4. Fees against entry price. Haven gets you in cheapest and charges the most each year. Shorefield and Hoburne cost more upfront and publish lower fee baselines. Bashley's fixed £3,995 offer is the outlier worth chasing.
  5. Paper promises. Parkdean's inflation cap and money-back guarantee, and Hoburne's 60-day guarantee, are published commitments. Get any equivalent promise from any park into your written agreement. The law firm Austen Hays is currently investigating mis-selling complaints across the wider industry, with undisclosed depreciation and fee rises the recurring themes.
